EXTRACT FROM CONVEYANCE - 9 MAY 1919
........in respect of any of the said mines and minerals which do not belong to them TO HOLD the same unto and to the use of the Purchaser in fee simple PROVIDED always and it is hereby declared that the hereditaments hereby assured shall at all times hereafter be entitled and subject to all such rights and privileges in the nature of casements as are now used and enjoyed therewith and with the adjoining premises now or formally vested in the Vendors or by the respective occupiers thereof AND the Purchaser for himself his heirs and assigns hereby CASEMENTS with the Vendors and with each of them and their and his heirs and assigns will erect and at all times hereafter maintain suitable fences on the Northerly and Westerly sides of the garden part of the hereditaments hereby assured so as to divide the same from the adjoining property And the Vendors hereby acknowledge the right of the Purchaser to production and delivery of copies of the several deeds and documents specified in the Second Schedule made and hereby undertake for the safe custody thereof. And it is hereby certified and declared that the transaction hereby effected does not form part of a larger transaction or of a series of transactions in respect of which the amount or value of the consideration exceeds Five Hundred Pounds IN WITNESS whereof the said parties to those presents have hereunto set their hands and seals the day and year first before written ________________________
THE FIRST SCHEDULE before referred to ALL that messuage or dwellinghouse known as No 3 Lexham Green situate at Buckley in the County of Flint on the Northerly side of the Main Road from Mold to Hawarden with the yard and outbuildings thereto the walls and fences on the easterly and westerly sides thereof being party walls and party fences respectively and together also with the piece of garden ground occupied therewith and situate on the Northerly side of the said back land All which said premises are now in the occupation of the Purchaser and are delineated and edged red on the plan hereto annexed.
THE SECOND SCHEDULE before referred to 1862 September 9th Indenture of Settlement made between William Hancock of the first part Marianne Hancock of the second part and John Coupland the Younger and William Roberts the Younger of the third part ___________ 1884 December 2nd Indenture of Release made between Mary Caroline Hancock of the first part.
